2003 in Review
Wishing For Peace This Holiday Season!

Dear Friends, Clients and Prospects:

As 2003 comes to a close, as the warmth of the sun melts the snow outside my window, as my cat and I watch the squirrels scurry about in search of hidden treasures, I find myself dealing with the expected, yet unexpected, loss of my father Dr. Lawrence R. Leviton ("Lory" to friends and family) who at age 89 passed away yesterday from an extended illness. When we have to watch someone we love fall prey to a debilitating disease like Alzheimer's, we are torn between wanting them to let go of this world and wanting them to hang on for another day, so that we can be sure they know how much we love them, how rich our lives are because of them, and that they will never be forgotten in our hearts. My father was an extraordinary man, a pediatrician who practiced his trade with devotion and caring. He gave so much to Palm Beach County (FL), the community he lived in since 1945, and touched so many lives, it's almost impossible to sum up his contributions and impact.

I find it particularly hard at this juncture to talk about my life, my work or my achievements over the past 12 months. I do, however, take solace in knowing that I share one distinguishing trait with my father, his sincerity and compassion for making the lives of each and every person who crossed his path better in some way or measure. He did it through his medical practice and his involvement with so many community organizations over the years. I do it through my work as a Realtor® and my commitment to affordable housing, human rights, social justice and peace.

Although my sales performance results this year did not match the astonishing success I had in 2002, I will not succumb to pessimism, nor view the glass as half empty. I prefer instead to count my blessings and believe that everything happens for a reason. I will continue to provide outstanding service to my clients in 2004 just as I have done for the past nine years. I will set my sights high and marvel every time someone asks for my help in buying or selling a home. I love this job and I hope I can be of service to you, again and again.

Here are just a few of the highlights of this past year:
  • Scored my highest average homes sales ($189,683) and highest medium home sales ($190,000). See separate enclosure with a synopsis of my client demographics for 2003.
  • Exceeded $4.3 million in total sales, not a record, but nothing to be ashamed about either!
  • Closed 23 transactions, down from last year, but 22 more than 1994.
  • Purchased and renovated my first investment property on April 1st, a handsome Mediterranean/Prairie-Style 1920s duplex in the Midway area of St Paul (its featured on the last page of my 2004 calendar).   • Produced my second full-color calendar (enclosed), which features happy homeowners, first-time homebuyers, my past clients taking in a MN Lynx home game, supporting cast members, and some very special home/family additions. I always have fun making it, so I hope you enjoy it!
  • Returning to my tradition of sharing an original composition during this holiday season, this year I have selected from the vault a 1987 song "We Are One," which affirms my belief in a higher power (God or Goddess) and my quest for the Truth. I had a second selection, but didn't have time to print it.

    2003 Client Demographics

    While my business (total sales volume & number of transactions) this year was down substantially from 2002, I reached a major milestone in 2003, surpassing the 30 million dollar mark in total sales volume. Usually, I don't think of my clients as statistics, but I do understand the importance of knowing who they are, what they want, where they want it, if they want exclusive representation, and how they came to me. All my clients are very special people who have come into my life and enriched it immensely. They straight and gay, some are baby boomers like me and others 30-something or younger, they single people and families with and without kids. While my 2004 Calendar succeeds in putting a face on these statistics, here's a brief synopsis of my 2003 client demographics, including What and Where they bought or sold:

  • In 2003, 22% of my clients were sellers and 78% were buyers, compared to 35% and 65%, respectively, in 2002.
  • In 2003, 6 out of 10 of my buyers were first-time homebuyers (61%), compared to 7 out of 10 in 2002 (72%).
  • In 2003, 7 out of 10 of my clients were gays or lesbians, compared to slightly over half (54%) in 2002.
  • In 2003, 4 out of 10 of my clients were single, of which two-thirds (66%) were females. Lesbian couples made up 23% of my clientele in 2003, gay couples made up 23% and straight couples made up 14%. Single women and lesbian couples combined made up 50% of my clientele in 2003.
  • In 2003, roughly one-fourth (26%) of my business came from ad calls (compared to 28% in 2002) and another one-fourth (26%) came from the Internet (links to my web site from searches for realtors on Google.com to searches for homes on Realtor.com). Referrals accounted for 22% of my clientele in 2003, compared to 36% in 2002. Repeat customers accounted for 22% of my clientele in 2003, the same as the previous year.
  • In 2003, 100% of my ad calls resulting in sales came from Lavender Magazine, whereas the Minnesota Women's Press accounted for 30% of my ad business in 2002. This suggests that I may have to reassess how I spend my advertising dollars in 2004.
  • In 2003, 87% of my clients purchased or sold single family homes and the other 13% purchased or sold duplexes. None of my clients purchased or sold townhouses, condo units or coop units in 2003, compared to 16% in the previous year.
  • In 2003, 74% of my clients purchased properties in Hennepin County (compared to 62% in 2002), 22% in Ramsey County (compared to 30% in 2002), 5% in Dakota County (compared to 5% in 2002), and the remaining 4% in Washington County (compared to 3% in 2002).
  • In 2003, all my clients choose exclusive representation and I served as either the Seller's Agent or Buyer's Agent, except for one transaction in which I was the Buyer and represented myself and the Seller's of the duplex I purchased represented themselves.
